However, as the tasks pile on, keeping track of them all can be challenging! Fortunately, this article serves as a checklist to follow when conducting commercial property maintenance. Read on to learn more about the different tasks you should remember to ensure your property looks great!

Gutter Cleaning

Your gutters and downpipes collect significant amounts of water during rainstorms and other inclement weather. However, a blockage nestled in piping can increase the risk of flooding.

HVAC System Inspection

HVAC systems should undergo routine inspection and receive adequate servicing to ensure functionality throughout the year. Remember to clean units, calibrate thermostats, and supply registers as needed. You’ll also want to assess the unit outside your building since debris like fallen leaves can affect your HVAC system.

Roof Assessment

Like all tasks on this checklist, conducting a roof inspection is a crucial step that can save your property from the detrimental effects of leaks and water damage. For this task, check all loose boards, shingles, and tiles for repair opportunities.

Water Pipe Analysis

Water pipes are prone to freezing during the cooler months when exposed to frigid temperatures. You should properly insulate pipes before the snow season begins to prevent material from freezing, which could potentially result in pipe expansion and rupture.

Exterior Landscaping

Your building’s exterior can suffer typical wear and tear throughout the year, resulting in small chips and cracks that affect its overall appearance. Holes and cracks in a building are never welcome; however, they can worsen during specific weather conditions.

This deterioration may also apply to walkways, sidewalks, and neighboring concrete surfaces. In this case, consider contacting a contractor to help replace structures and surfaces.

Generator Testing

Businesses are prone to power outages during natural disasters and inclement weather. You should ensure that power units are functioning when you need them by conducting power load testing. Remember to maintain areas around the unit to keep debris from affecting operation.

Conducting routine commercial property maintenance is a practice that ensures your building looks its best and serves your tenants well! By having a checklist to follow, you promote organization and have greater peace of mind as a landlord and business owner.
